There is a difference between getting Pre-Qualified &amp; Pre-Approved. A Pre-Approval is a document from the lender that confirms that the borrower can get a loan up to a certain amount based on a completed loan application,associated documentation, and employment verification. This Pre-Approval goes much further with a seller when submitted with an offer as opposed to a Pre-Qualification letter.  Indeed many sellers will not even look at your offer without it.

What is a short Sale?

A "Short Sale" occurs when the seller's lender is accepting a discounted payoff to release an existing mortgage.  However,  just because a property is listed with short sale terms does not mean the lender will accept your offer, even if the seller accepts it. Due diligence is required before making an offer to purchase.  Your agent should find out who is in title, whether a foreclosure notice has been filed and how much is owed to the lender(s).  All of this is important because it can help determine how much to offer.

Short Sale Purchase Offer and Documentation

Similar to a traditional real estate transaction, the buyer submits an offer to the seller.  Once the seller has accepted the offer, it is submitted for approval by the lender.  You do NOT have a deal until the lender accepts it.  The lender will want that you are a pre-approved buyer as well, and thus able to complete the purchase. It is a good idea to send a list of comparable properties which justify your offer price as well as a copy of your earnest money deposit receipt.  It is important to give the lender a deadline to respond, afterwhich you will be free to cancel.  If the lender is under no pressure to respond, your file might sit on some underling's desk for weeks!Some lenders submit short sales to committee but most can make a decision within two to four weeks, providing that you have submitted your offer to the individual in decision making capacity.  Your agent should get a name and phone number for the appropriate contact at the lender.  An agent with experience in short sales will help to expedite your transaction and protect your interests. * Many short sales fail to close simply because of an agent's lack of short sale experience either the buyers agent or the listing agent.

Inspections of Short Sale Homes

Generally the lender will not pay for customary items that a seller would.
